My friend that works with Disney has known about this project for a while. He told me about it probably a year or two ago.
As for its success, I think where it is going to find it are those groups for who the DC Convention Center is too large for. Honestly, there aren't too many hotels in the area where you can have a decent sized convention. Talking to a friend of mine who is staff for Katsucon, they will be going to the Gaylord next year after bouncing from the Omni Shoreham.
BTW, it looks like the Gaylord runs shuttles into DC and Reagan National.
